Round Rock Rentals and Eviction Notices
An issue that every investor/manager has to face at one time or another regarding their Round Rock rentals is the eviction process. It doesn't matter how good your prescreening procedures are or how highly-recommended your tenants are, there will be at least one bad "apple" that will slip through the cracks. And, as much as you would like to, you can't just toss these tenants out of your houses for rent in Round Rock. You've got to give them proper notice first. Below are the various types of notices that can be given to pave the way for eviction.
- Rent Non-Payment: This notice is pretty obvious. If you have tenants in your Round Rock rentals that have not paid their rent by the deadline, then you will need to serve them with this notice. In the notice you have to give them a deadline to pay the rent by (generally 3-5 days). Now, if the tenants pay the full amount of rent within the stated deadline, you will not be able to proceed with the eviction...this is just the first step.
- Violation Resolution: While non-payment of rent is the most common reason Round Rock property managers site for evicting tenants, there are many tenants who violate other terms of the lease agreement. In this case, you should provide your tenant with a notice that states the violation and gives them a specific amount of time to resolve the issue. If the issue isn't resolved in that time frame, you can continue with the eviction process.
- Formal Notice: Texas is one of the states that allows property managers in Round Rock (or any other location in Texas) to refuse to renew a lease for any reason, as long as it isn't discriminatory in nature and within the Fair Housing laws. However, if you have decided to not renew a lease and proceed with evicting the tenants, you need to give them a formal notice and ample amount of time to move from the Round Rock rentals. A minimum of 30 days is required, but some investors choose to give more time (60-90 days) if the tenant has had a good rental history.
