Lure Prospects to Wells Ranch Homes for Rent with Incentives

If you have owned Wells Ranch homes for rent for long, then you've probably noticed how fierce the competition is getting with rental properties. It didn't use to be extremely difficult to find tenants for vacant units and keep them happy. However, with the current state of the economy, tenants really do have the ability to demand more from their property managers in Wells Ranch. Therefore, if you want to get vacancies filled (and keep them occupied) then you will need to provide renters with a few incentives that your competition doesn't. Below are a few suggestions.

  1. More Flexible Leases. Although the majority of investors require new tenants to sign leases for a year at a time, you don't have to do this. In fact, there are many prospective tenants who shy away at the thought of being locked in Wells Ranch homes for rent for an entire year. Therefore, why not reach out to this unique group of renters and offer more flexible leases? For instance, you could provide prospects with the option to lease one of your Wells Ranch rentals for 6, 9 or 12 months.

  2. Consider Providing Appliances. Most prospective renters begin looking at vacant Wells Ranch homes for rent with the expectation that they will have to purchase major appliances such as a refrigerator and/or dishwasher, if they want one. If you have the ability to provide these appliances in some (or all) of your rentals, go ahead and do it. Put in nice appliances and, even when you raise your rent as a result, you may be surprised to find how many prospects these appliances "seal the deal" for.

  3. Offer Rewards. Offering rewards for various "achievements" throughout the year is a great way to entice your current renters to renew their leases. For instance, consider paying a referral fee to any tenant who finds a tenant for a vacant property. You can also give small gift cards during property inspections if the property is found to be in good condition. These may seem like small gestures to you, but they are huge for tenants because there aren't many Wells Ranch property managers who recognize the good things tenants do.
